Hot Water Systems Don’t Last Forever
The average hot water system lasts somewhere between 8 and 15 years, depending on the type, water quality and how well it’s been maintained. The trouble is, most systems give plenty of warning signs before they fail completely, but homeowners often miss them until they’re standing in a cold shower.
Catching the signs early gives you time to plan a replacement, compare options properly and avoid a stressful emergency callout. Here’s what to look out for.
Lukewarm or Inconsistent Hot Water
If your hot water doesn’t get as hot as it used to, runs out faster than usual, or fluctuates between hot and lukewarm during a single shower, the system is starting to struggle. The most common causes are a worn heating element, a failing thermostat, or in older systems, sediment build-up at the base of the tank reducing capacity.
Some of these issues can be repaired. Others, particularly in older systems, indicate the tank itself is on the way out.
Rusty or Discoloured Hot Water
If only the hot water is coming through with a rusty tinge while the cold runs clear, the inside of your tank is corroding. This usually means the sacrificial anode has been fully consumed and the steel of the tank itself is now under attack from the inside.
Once the tank starts rusting from the inside, replacement is a matter of when, not if. The cost of repeated repairs at this stage rarely makes sense compared to a new system.
Strange Noises from the Tank
Banging, popping or rumbling noises from the tank are usually caused by sediment build-up. As the heating element heats water through the layer of sediment, the noise is the sediment cracking and water boiling underneath. Beyond the noise, this dramatically reduces efficiency and can shorten the life of the element.
A flush and anode service can buy a tank a few more years if caught early. Once the noise has been there for months, the damage is usually done.
Visible Leaks Around the Tank
Pooling water around the base of the tank is the clearest sign that the tank itself has rusted through. Unlike a leaking valve or fitting, which can be replaced individually, a leaking tank cannot be repaired and must be replaced.
If you notice water around the base, isolate the system at the cold water inlet valve and call a plumber promptly. Continued operation risks a complete failure that can flood a garage or laundry within hours.
Age of the System
Storage tanks (electric and gas) typically last 8 to 12 years. Continuous flow gas units can last 15 to 20 years with regular servicing. Solar systems usually last 10 to 15 years, with the booster element often needing replacement before the tank itself. Heat pumps are still relatively new, but most carry warranties between 6 and 10 years.
